Affordable homes to replace derelict John Peer building on A4
Sovereign Network Group (SNG) is bringing forward new proposals for the former John Peer building at 493-499 Bath Road, Brislington and wants to share its plans with the local community.
The proposed scheme would provide 91 much needed, high-quality homes, all of which will be affordable with a mix of properties for social rent and shared ownership.
Public consultation on the outline proposals will run from Monday 30th September until Friday 14th October with information online at www.sovereign.org.uk/developing-homes/bath-road from 30 September.
A drop in event is also being held at Arnos Manor Hotel on Wednesday 2nd October from 4 – 7pm at Arnos Manor Hotel, 470 Bath Road, Bristol, BS4 3HQ, where people can have a look at the proposals, chat with members of the team and have their say.
James Gibson, SNG said: “We receive over 400 bids for each affordable home in Bristol; sustainable, affordable homes are much needed.
“As a brownfield site in a sustainable location with good public transport links, we are delighted to be bringing forward a new solution for the site.”
The scheme has been redesigned since the previous planning application in 2018, reducing the density, improving the design and responding to current energy requirements. It has been designed to positively respond to the character of the site and its surrounding context.
Quality landscaping and urban greening will ensure at least a 10 per cent net gain in biodiversity and a green pathway will link through the site from Arnos Court Park.
James concluded: “We are not looking to build homes and then move on, as the ongoing landlord SNG’s mission is to provide good, affordable homes and create thriving communities over generations.”
Parallel with the design process, SNG has gained approval from Bristol City Council to proceed with demolition of the existing John Peer Building, and preparatory works are expected to start at the end of the month.
Following consultation, feedback will be considered ahead of a planning application being submitted to Bristol City Council later in 2024. At this point a community update will be issued summarising the feedback received, and detail the final scheme being submitted for planning.
Once the application has been registered, Bristol City Council will carry out further statutory consultation, where there will be another opportunity to comment before any formal planning decision is made.
